After graduating from Saint Anselm College in Manchester, NH, Nick Aalerud began his investing career as a banker for BNY Mellon Financial. While dealing with mutual funds, stocks, and bonds, and observing the market closely, Nick began to see the value of investing in real estate and the many advantages it has over the traditional financial markets.
Nick sought further education in real estate investing and started AA Real Estate Enterprises as a real estate acquisition firm in 2005, with the goal of assisting distressed homeowners while providing safe, affordable living for prospective tenants and homebuyers. Expanding the focus of the company to include wholesaling, rehabbing, new construction, rental properties, and short sale mitigation, AARE has since completed over $70 million in closed real estate transactions, including more than 170 rehabs and rebuilds with multiple active projects currently in process, and manages over 50 rental units in New England, Pennsylvania and Florida.
Nick is also the co-owner of Short Sale Mitigation, LLC. After attempting to work with several short sale negotiators for his purchases, he realized they all lacked a couple things–frequent communication and updates, as well as execution in getting the job done instead of just pushing responses back and forth. With a focus on addressing these items, as well as to alleviate stress for homeowners, he and Maryann Little became partners and started Short Sale Mitigation LLC in 2010, to assist homeowners, real estate agents and attorneys through this arduous process.
